Residents Committee to Oppose the Potential 9 Storey Apartment Building on Upper Middle Road by Creekbank Developments posted June 20 2005

The residents surrounding the proposed site for the 9 storey apartment building by Creekbank Development are very concerned and are standing strong to oppose this potential development. We have developed a committee to lead the residents. We have started a letter writing campaign to the municipal, regional and provincial government officials. We have had meetings with the residents, the Director of Town Planning and the developers. This area is not appropriate for high density intensification! Any concerned residents can join our email distribution list and will be emailed any updates.

Hi Everyone,

I'll start this info letter by saying- IT IS ABSOLUTELY CRUCIAL THAT WE ALL ATTEND THE PUBLIC INFORMATION MEETING with the Town Planning Department and CREEKBANK DEVELOPMENTS:

This Thursday, June 23rd
Town Hall, Trafalgar Room
7 pm

Please, please do everything you can to attend this meeting- encourage your neighbors to do the same!! We need numbers in attendance! Send representatives if you cannot attend. Children are welcome too.

Please see the attached minutes from the meeting held on June 15th at Town Hall with Peter Cheatley, Director of Planning, Town of Oakville. Thanks to all of you who attended!! It was an evening well spent. We had to add more and more chairs to the room since we had such a great turnout. I know that we can double our attendance for this weeks crucial meeting!!

We are fortunate to have Regional and Town Councillor Allan Elgar and Town Councillor Renee Sandelowsky representing and supporting us. Thank you Al and Renee!!!

Allan Elgar noted that the property in question that is proposed to be removed from the Parkway Belt West Plan is not urban but is rural and therefore a proposal to amend a change to the Official Plan is not appealable to the Ontario Municipal Board. This is good for us. Council may have to vote whether or not to increase the urban boundary- we may have our work cut out for us here.

Of the three properties in the proposed site, the middle property is the only one designated urban and was removed from the Parkway Belt West Plan, the property on the east side, 2322 Upper Middle Road was removed from the Parkway Belt West Plan but was not designated urban-it is still rural. The last property, 2362 Upper Middle Road is still rural and is still in the Parkway Belt West Plan. We have some great ammunition here!

We need to stand strong as a community and push this fact to the developer and to the Town. Again, it is of utmost importance that we have as large a crowd of supporters attend this meeting on Thursday. It may also mean in the future that we as a community may have to hire a lawyer and/or a planner to represent us, which may be a little money out of our pockets (certainly far less than any decrease in value to our properties would cost us!!).

The residents of Ravine Gate, many who have homes that back onto the proposed site, and for which they paid huge premium lot fees, feel that the developer-Creekbank/Legend Homes misrepresented the ravine properties since they were told that development could not occur behind them. A class action suit against the developer would certainly cause financial and time pressure on this developer.

There will be coverage in this Wednesday's Oakville Beaver regarding this proposed development and the concern of the residents. It will include the date and time for the meeting this Thursday, Town Hall @ 7pm.

To wrap up, again, please attend the meeting this Thursday! Voice your concerns, put them in writing for those who prefer not to speak and deliver the letters personally on Thursday. We need to show the Town and the developer that the 2 of the 3 properties are zoned rural and cannot be appealed to the OMB. We need to focus on the environmental issues, shadowing, privacy and noise issues, endangerment of wildlife. We need to argue that an Offical Plan was made and should be respected. This area should be left in the Greenbelt as planned. This is not an appropriate area for high density intensification! Bring pictures of how a 9 storey apartment would impact your privacy and the enviroment!

The very best outcome for us all would be no development at all. That is what we need to stand strong for. That should be our stand on Thursday.

The Town of Oakville will make its Report to Council by the end of this month-we need to have as much residential input as possible.
